Building Surveyor

Role Description This full-time, Building Surveyor role will support the effective management and maintenance of Ability’s housing portfolio. The Building Surveyor will carry out property inspections and condition surveys, prepare detailed reports, and recommend appropriate remedial or improvement works.
The role includes preparing specifications and schedules of work, contributing to feasibility studies, and supporting planned and cyclical maintenance programs. The postholder will manage contracts and contractors on-site, ensuring work is delivered on time, within budget, and in line with health and safety requirements, statutory standards, and internal policies. Day-to-day tasks also include handling dilapidation issues, advising colleagues on building and compliance matters, and maintaining accurate records to support asset management and service quality.
Qualifications
- Strong technical knowledge and practical experience in Building Surveying within residential or social housing environments.
- Proficiency in undertaking Condition Surveys and preparing clear, evidence-based reports and recommendations.
- Experience contributing to Feasibility Studies, including assessing options, costs, risks, and value for money.
- Demonstrated ability in Contract Management, including overseeing contractors, monitoring performance, and managing works programs.
- Experience dealing with Dilapidations, defect diagnosis, and specifying repair and maintenance solutions.
- Relevant professional qualification or working toward one (e.g., degree or diploma in building surveying or related field; RICS or similar accreditation desirable).
- Good understanding of building regulations, health and safety, housing standards, and compliance requirements.
- Strong analytical, planning, and organizational skills, with the ability to manage multiple projects and deadlines.
- Effective communication and collaboration skills for working with residents, colleagues, contractors, and external partners.
- Full UK driving license and own vehicle travel to properties and sites across the local area as required.
