Role Overview

This is a key post and forms an integral part of Bellrock’s approach to delivering a prompt and proactive service to the building users. The post holder will be responsible for the provision of day-to-day porterage and general maintenance service, which includes the carrying out of routine PPM tasks and reactive maintenance.

The role also includes provision of post-room and janitorial services and therefore the job requires the operative to be both flexible and able to work with different groups of staff.

The post holder will work closely with other members of the Facilities Team to prioritise day-to-day tasks and duties but will be responsible to the Assistant Facilities Manager.

Key Responsibilities

  • Open and Close the building dependant on shift pattern
  • Daily check of interior and exterior condition of the premises ensuring defects are reported and graffiti are removed.
  • To carry out, where qualified, or assist M&E technicians with the PPM tasks.
  • To carry out, where qualified, or assist M&E technicians with remedial work.
  • Record utility services meter readings.
  • Carry out weekly tests on fire alarms and undertake in liaison with the Facilities Manager, ad-hoc fire evacuation tests.
  • Liaise with Facilities Manager/Helpdesk/Specialist Sub-contractor to attend breakdowns to specialist plant and equipment.
  • Provide a handyperson service to carryout minor maintenance items i.e. minor repairs, a replacement of light bulbs, unblocking of taps/toilets, putting up of shelves and notice boards, inspection lubrication and minor adjustments to pumps air handling units and fans, Door and frame repairs, Door closer repair and replacement, suspended ceiling repairs, door furniture repairs, glazing repairs, signage repairs, ladder and step-ladder inspection for H&S, minor plastering repairs, decorating repairs, lock repair replacement and ad hoc decorating & painting
  • Support daily cleaning operation where required
  • External litter picking, grounds maintenance, gritting and snow clearance.
  • Monitoring and replenishment of consumable stock levels
  • Collection and distribution of deliveries
  • Sortation and delivery of post thorough-out the building.
  • Any reasonable and related ad-hoc tasks as requested by Facilities Manager

Skills & Experience

  • Educated to GCSE level.
  • Must be numerate and literate for the purpose of communications and recording of information.

Working arrangements

In this role, the successful candidate would be required to work from the Worcester Library, Worcester, WR1 3PB, Monday to Sunday 06.30 – 22.30. Shift pattern which will be based on a 3 early (06,30 – 15.00), 3 late (1400 – 22.30) and 3 off, Monday to Sunday.

Participation in the shift rota will be a contractual requirement
