AGR Renewables is a renewable energy and digital infrastructure developer and asset management business headquartered in London, working in the UK and Italian markets. The business develops, constructs and operates low carbon energy projects and infrastructure, and has developed more than one billion pounds of assets across wind, solar, gas peaking plant, battery energy storage systems (BESS) and low carbon industrial scale glasshouses.

AGR is part owned and funded by Railpen, the investment manager for the railways pension schemes, which holds around thirty four billion pounds of assets on behalf of 350,000 members. The schemes are among the largest and longest established pension funds in the United Kingdom.

The Property Contract Manager is responsible for securing and managing the land and property rights that AGR Renewables requires to develop, construct and operate its projects. The role leads the negotiation of land agreements from first approach to completion, owns the relationship with landowners, tenants and their advisers, and manages the external solicitors and land agents instructed on those agreements.

The successful candidate will work within the existing development team to advance the pipeline by assembling the property contracts required to secure the project sites and grid connection infrastructure. They will also support the identification of new opportunities in the renewables and digital infrastructure sector. The role also owns AGR’s portfolio of executed property agreements and shall ensure AGR’s contractual compliance with it’s signed agreements. The role reports to the Project Development Director and carries responsibility for the land acquisition budget on the projects assigned to it.

•    Lead the property workstream on new project origination, including title, tenure and constraints appraisal of candidate sites.

•    Act as the primary point of contact for landowners, tenants, agents and their legal representatives across multiple projects and technology types.

•    Lead the negotiation of Heads of Terms with prospective landowners and their agents.

•    Lead the commercial negotiation of Option to Lease agreements, Option to Purchase agreements, leases, easements, wayleaves and crossing agreements through to completion.

•    Assemble the land rights required for grid connection, including cable route corridors, access rights and crossing agreements with third party landowners, statutory undertakers, Network Rail and highway authorities.

•    Instruct and manage the external solicitor firms and land agents handling documents in negotiation, including scope, fees and programme.

•    Own and maintain AGR’s portfolio of existing property agreements across the development, construction and operational estate, including the property register, document control and the tracking of key dates.

•    Manage AGR’s compliance with its contractual obligations under executed agreements, including option payments, rent and rent reviews, milestone and extension notices, reporting requirements, access and reinstatement obligations.

•    Identify and escalate any risk of breach under an executed agreement, and agree variations, extensions, deeds of grant and consents where a project requires them.

•    Support the planning and consenting process on land and property matters, including landowner and neighbour engagement and the third party rights needed to discharge conditions.

•    Prepare, manage and report against the land acquisition budget, and maintain the property risk register for the projects assigned.

•    Update internal and external stakeholders on works in progress, including budgetary reporting and property input to wider project reporting.

•    Support due diligence on the acquisition and disposal of projects, reviewing land, access and grid connection rights.

•    At least five years of relevant experience in land or property for renewable energy, utility or linear infrastructure projects.

•    Detailed understanding of the commercial and legal aspects of Option to Lease agreements, Option to Purchase agreements, easements, wayleaves and crossing agreements.

•    A record of negotiating land agreements to completion for renewable energy or infrastructure projects, including agreements with more than one landowner across a single route or site assembly.

•    Sound understanding of the renewable project development process, and of the planning process for energy projects under the Town and Country Planning Act.

•    Working understanding of the grid connection process and of the land rights it requires, including engagement with Distribution Network Operators, independent network operators and independent connection providers.

•    Experience instructing and managing external solicitors, land agents and other consultants.

•    Experience preparing, managing and reporting on land acquisition budgets.

•    Experience managing a portfolio of executed property agreements and monitoring compliance with the obligations under them.

•    Excellent relationship building and stakeholder management skills, including with landowners, agents, local authorities and internal delivery teams.

•    Proficient in the use of Google Earth Pro, and comfortable working with Land Registry title data and mapping.

•    Strong professionalism, attention to detail and the ability to run several projects concurrently.

•    Excellent written and verbal communication, with the ability to present complex matters concisely.

•    Membership of the Royal Institution of Chartered Surveyors, or an equivalent professional qualification.

•    Experience valuing agricultural and industrial land

•    Familiarity with Biodiversity Net Gain and its effect on the structuring of land agreements.

•    Experience of the crossing and asset protection regimes operated by Network Rail, highway authorities and statutory undertakers.

•    Experience supporting merger and acquisition activity on development stage renewable energy projects.
