With more than 100 sites and significant future development potential, you will play a key role in identifying new land opportunities, supporting viability work, progressing promotions and helping to bring strategically important sites into the business.
This is a varied and commercially focused role, suited to someone proactive, ambitious and keen to get into the detail, with the backing of a thriving team and strong Group support.

The Role
As Strategic Land Manager, you will be responsible for identifying, negotiating and acquiring strategic residential sites, while managing the promotion of a portfolio of strategic sites through the Local Plan process to help secure planning permission.

The Role
As Strategic Land Manager, you will be responsible for identifying, negotiating and acquiring strategic residential sites, while managing the promotion of a portfolio of strategic sites through the Local Plan process to help secure planning permission.
Key Responsibilities
- Liaising with the marketplace / key agents in the Central patch.
- Negotiating and acquiring strategic land interests for the business (options, hybrid promotion agreements, some freehold acquisitions).
- Acting as the key land contact for the Ashberry Strategic Land portfolio, supporting site disposals, ongoing land matters and negotiations.
- Preparing high-level viability assessments using sensible working assumptions, while also being able to review and challenge more detailed viabilities and bids from both Bellway Strategic Land and Ashberry Strategic Land perspectives.
- Communicating effectively with the Strategic Land team and operating divisions, including articulating land and planning strategies through internal reporting procedures and relevant external reporting.
- Project managing the planning promotion process for sites in line with agreed planning strategies and contractual requirements.
- Experience of working with a high-volume national housebuilder, land promoter or land agency.
- Experience of successfully identifying and negotiating land deals through to the exchange of contracts.
- Experience in promoting sites through the Local Plan process.
- Experience in preparing and submitting planning applications and/or appeals.
- Experience in the negotiation of S106 agreements.
- An established network of contacts, particularly land agents and landowners
- Strong understanding of national and local planning policy.
- RICS or MRTPI accredited.
- Full UK driving licence.
- An understanding of the legal process for option agreements, promotion agreements, joint ventures and freehold purchases would be advantageous, although training will be provided.
- Ability to prepare high-level financial viabilities for land opportunities.
- Able to work under pressure to tight and changing deadlines.
- A self-starter and dealmaker, with the drive and ability to make things happen.
