We are an agency that specialises in dealing with housing disrepair matters, and we receive 600+ instructions a month throughout England and Wales. We are looking for RICS accredited Surveyors who can do housing disrepair inspections and reports; I came across your (company) details on the RICS Firms website / on the Expert Witness website / on LinkedIn / on Google, and I think you would be a fantastic addition to our Expert panel! HOUSING DISREPAIR CLAIMS
Housing disrepair is when a property suffers from damage or a defect (damp, mould, leaks, etc.) for which the landlord is responsible. It can become difficult for residents to find comfort living in such poor conditions, and therefore the law requires the landlord to complete basic repairs to the property (whether they are private landlords, a local council or a housing association). Residents in such circumstances have the option to elect Solicitors to pursue a claim to ensure the disrepair is fixed and recover any compensation due.

PAYMENT PLANS

- £300 + VAT Fixed report fees
- £50 + VAT Fixed DNA fees
On average, inspections and reports take 1 hour and 40 minutes in total, as our tailored app makes this easier and less time-consuming, and we do not ask for any fees from our surveyors to use this. We pay a flat fee of £300 + VAT for these, whether the report is above or below the £1000 threshold for repairs. Please note we can provide as many instructions as you would like.
In the event the total cost for all items of disrepair comes to less than £1000, we would only require a short synopsis including the Scott Schedule instead of the full report. If there ever happens to be an instance where you were unable to gain access to the property, the fee for this would be £50 + VAT. This is very rare, as we have implemented certain measures to tackle this.
The £300 + VAT fee covers access to our dedicated App, which you will be able to use free of charge. Our HDR Team will also manage the administrative side of the inspection by inputting all relevant data from the Letter of Claim directly into the App.
We offer the option to book appointments in convenient bulk day slots—perfect for surveyors working certain locations—at £300 + VAT per appointment (for example, Birmingham and Teesside)
To keep everything running smoothly, our HDR team makes a friendly reminder call 48 hours before the inspection to confirm that the tenant will be available to grant access. If the tenant can’t make it for any reason, the surveyor is alerted right away and the appointment is quickly rescheduled, ensuring minimal disruption.
All defects and their locations, as outlined in the Letter of Claim, will be clearly listed within the App. Wi‑Fi is only required when submitting the completed report, not during the inspection itself.
This process is designed to support you by making both the inspection and reporting stages straightforward and efficient.
Surveyors are currently set at £300 + VAT, reflecting the simple, no‑fuss nature of these tenant property inspections.
In terms of providing further information around the process and how it works, I have provided a high-level view of some steps below. We do work to SLAs as per requirement from our client base, I have annotated these below.
- Solicitors approve a Surveyor from a selection nominated by TLB Services.
- TLB Services send the Surveyor the instruction to complete the survey.
- The Surveyor/TLB Services organises a date/time with the client – confirm to us within 3 business days.
- The Surveyor conducts the inspection, writes up the complete report and sends to TLB Services – report to be returned within 5 business days.
- Provided no amendments are needed, TLB Services finalise and send the report to the instructing Solicitors.
- If amendments are required, TLB Services will liaise with the Surveyor to get these completed in a timely manner – amended report to be returned within 3 business days.
- The payment to the Surveyor will be made 30 days from the invoice date.
