The Opportunity
We are looking for an experienced Commercial Manager to join our growing team and support the delivery of our expanding portfolio of design-and-build workplace projects.
This is an excellent opportunity for a commercially minded professional with a background in office fit-out, refurbishment or design and build to take ownership of projects from procurement through to completion. You will play a key role in protecting project profitability, managing client relationships and maintaining strong commercial control across multiple projects.
Key Responsibilities
- Manage all commercial and contractual aspects of projects from inception through to completion.
- Oversee budgets, cost control, cash flow, forecasting and financial reporting, including cost-value reconciliations (CVRs).
- Lead procurement activities and manage subcontractor and supplier relationships, negotiations, valuations and final accounts.
- Identify and mitigate commercial risks, manage variations and protect project margins.
- Liaise directly with clients on commercial matters, maintaining strong relationships and managing expectations.
- Work closely with project managers, designers and delivery teams to ensure successful project outcomes.
- Provide regular commercial updates to senior management, highlighting project performance, risks and opportunities.
- Ensure compliance with contractual obligations, relevant legislation and industry standards.
About You
We are looking for someone who is proactive, commercially astute and confident managing projects independently.
You will ideally have
- Proven commercial management experience within a contractor environment, preferably design and build, office fit-out or refurbishment.
- Strong knowledge of procurement, subcontractor management, CVRs, forecasting and final accounts.
- Experience managing projects from procurement through to completion, including multiple live projects where required.
- Confidence liaising directly with clients and negotiating with subcontractors and suppliers.
- Excellent financial reporting, organisational and stakeholder-management skills.
- A practical, solutions-focused approach and the ability to identify and manage commercial risks effectively.
Experience with established fit-out contractors would be advantageous.
